Building Permit Procedures
This general guideline is to assist you through the Town of Ocean Ridge’s
building permit process and procedures. Please be aware that there may be
more information that is required. New Residences/Renovations/Alterations
follow different procedures. Please download the
Building Plan Checklist (for
new building structures and additions) to view the checklist minus the zoning
information. Zoning information can be found here:

The Town of Ocean Ridge handles Zoning
& Building Review through a contract with Hy-Byrd Inspection, Inc. This will include all aspects of the process
of inspections, final inspection, and issuance of certificate of occupancy when

Multi-family must have
unit number and building name on permit.

New buildings and
first floor additions need to complete an
elevation certificate accurately and submit before a certificate of
occupancy/final building can be issued/scheduled.
All permits (minus exact A/C change-out)
need condo association approval. Please include in permit packet.
Commencement for permits with an estimated cost of $2500 or more. ($7500 for A/C).
Must be recorded and
copy given to Town Hall before picking up permit.

Material for Permit
the contractor’s Florida State License,
Palm Beach County Business Tax Receipt, Certificate of Competency, General
Liability Insurance and Worker’s Compensation or Exempt must be submitted
with permit package (including no-fee sub contractor’s permits).
Two copies of
contract/proposal must be included.
Need to submit two
copies of back up material (survey, product approvals, plans, etc.)
Highlight product in product approvals.

MuniCode to look at Town code online.
If you have other

Turnaround time is
generally 2-5 days (additions and new structures may take up to 2-3 weeks).
Call the Town Hall to
check status of permit.
Contractor may not
start work until permit is approved and the permit is posted at the permit
If the contractor begins
work without a permit additional fees will be imposed; see
Ordinance No. 585.
Inspections that are required are marked on
the permit card.
Call Town Hall between 8:30 am - 3:00 pm at
561-732-2635 to schedule inspections prior to 3 p.m. the day before requested
Inspections must be
called in within 6 months of the issue date/last inspection or the permit
will expire. Permits not under active construction expire after one
8AM - 12PM. On occasion, Inspectors may run late due to inspections.

and visible to the inspector or the inspection will fail.

Work hours are Monday through
Saturday 8:00 a.m. - 6:00 p.m. Work is not permitted on holidays. Holidays: New
Years, Memorial Day, July 4th, Labor Day, Thanksgiving, and Christmas.
