Building Permit Procedures
(Available forms can be found at the bottom of this page- scroll down)
This is a general
guideline to assist you through the Town of Ocean Ridge’s building permit
procedures. Please be aware that there may be more information that is
required. New Residences/Renovations/Alterations follow different procedures.

The Town of Ocean Ridge handles Zoning
& Building Review through a contract with Hy-Byrd Inspection, Inc.
This will include all aspects of the process
of inspections, final inspection, and issuance of certificate of occupancy when
necessary.
Permit
Application
-
Fill permit application
out completely including PCN (folio) and estimated cost of the job.
-
Qualifier’s signature
must be notarized.
-
Multi-family must have
unit number and building name on permit.
-
Multi-family permits
must be pulled by licensed contractor that is registered with the Town.
Cannot be pulled by owner or renter.
-
A/C (mechanical)
permits must be pulled by a contractor.

Folio (PCN number)
must be correct and filled out. Obtain from Property Appraiser’s Office.

Generator permits need
to fill out checklist.

New roofs or re-roofs
must fill out the
hurricane mitigation form.

New buildings and
first floor additions need to complete an
elevation certificate accurately and submit before a certificate of
occupancy/final building can be issued/scheduled.
Notice of
Commencement
-
Need Notice of
Commencement for permits over estimated cost of $2500.00 ($7500.00 for A/C).

Must be recorded and
copy given to Town Hall before picking up permit.

File NOC at Court
House, 205 N. Dixie Hwy., West Palm Beach.

Must use
Palm Beach County's NOC form!
Back-up
Material for Permit
-
Two copies of
contract/proposal must be included.
-
Need to submit two
copies of back up material (survey, product approvals, plans, etc.)
Highlight product in product approvals.

Occupational
and Business Registration
All contractors and subcontractors must be
registered (PDF
file)with the Town. Please have
copies available of your license and insurance when applying for
occupational/business registration. You must submit one copy of the
registration form, license, general liability, and workman's compensation along
with fee. Click "registered" to obtain application form.

All companies doing
work in the Town of Ocean Ridge must be registered with the Town.

Submit Palm Beach
County Business Tax Receipt or FL State Certified License to Town Hall.
-
Palm Beach Competency,
Broward County Licenses, etc. not acceptable.
-
General liability and
workman’s compensation must be on file.
-
All work vehicles must
have decals.
-
$2 per decal per work
vehicle or $20 for blanket coverage (no decals).
-
Pay fee at Town Hall. Cash or check only.
-
Registration is for
one year, October 1 through September 31.
-
Renewals will be sent
out in August '07 for the 07-08 Fiscal Year.
Permit Fees
Permit Fee Schedule
The Permit Fee Schedule
is based on the estimated cost of the work as follows (Value rounded up: example
cost of job $7200 = $8000):
Estimated cost of job less than
$1000 =
$45.00
Estimated cost of job between $1001 and up
to $3000 = $60.00
Over
$3000 up to 100,000 = $60.00 plus 1.5% of the amount exceeding $3,000
Over $100,000
= $60.00 for the amount up to $3,000
plus 1.5% of the amount exceeding $3,000 up to $100,000
plus 1.0% of the amount over $100,000
Re-inspection Fees: A $50.00
re-inspection fee will be charged for each discipline/trade re-inspection after
two (2) failed inspections. Engineering inspections will be charged $150.00
each inspection after the first initial inspection.
Revisions: Please fill out and
submit revision form along with two copies of back-up material. Major revisions, as
determined by the Building & Zoning Official, will be charged an additional
$45.00+ hourly rate for review (total cost depends on type of revision.) Major revisions requiring re-review by the Town
Engineer will be charged at the current hourly Town rate for engineering
services. Cash or check only.
Permit
Approval
-
Turnaround time is
generally 2-5 days.
-
Call the Town Hall to
check status of permit.
-
Contractor cannot
start work until permit is approved and permit posted on job.
-
If contractor begins
work without a permit a double fee will be imposed.
Inspections
-
Inspections that are required are marked on
the permit card.
-
Call Town Hall between 8:30 am - 3:00 pm at
561-732-2635 to schedule inspections prior to 3 p.m. the day before requested
inspection.
-
Inspections must be
called in within 6 months of the issue date/last inspection or the permit
will expire. Permits not under active construction expire after one
year.

Inspections are from
8AM - 12pm only. On occasion, Inspectors may run late to inspection.

If multi-family,
inform Town Hall of unit number, building name, and gate code.
-
If Inspector needs to
access home, someone must be present. They will not enter a home without
someone present.
-
Please leave ladder
for inspections that requires a ladder to be there. (roofs, a/c units, etc.)
-
Permit must be posted
and visible to the inspector or it will fail.
-
Two failed
inspections results in a $50 re-inspection fee to be paid before rescheduling
third inspection.

Work Hours:
Work hours are Monday through
Saturday 8:00 a.m. - 6:00 p.m. Work is not permitted on holidays. Holidays: New
Years, Memorial Day, July 4th, Labor Day, Thanksgiving, and Christmas.
